§ 10-8.104. Incentives.

  • Where an applicant requests a concession or incentive in accordance with California Government Code Section 65915, and such incentive or concession is required by law, the following incentives or concessions may be considered:

    (a)

    Parking: a reduction in the number of spaces required by up to 0.1 spaces per unit for one (1) incentive, and an additional 0.1 spaces per unit for a second incentive, when compared to the standard for parking set forth in California Government Code Section 65915(p).

    (b)

    Parking: an increase in the proportion of permitted compact spaces up to thirty-five (35) percent.

    (c)

    Use of Federal, State, or local affordable housing funds to subsidize the cost of the qualifying project.

    (d)

    Approval of mixed use zoning in conjunction with the housing project if commercial, office, industrial, or other land uses will reduce the cost of the housing development and if the commercial, office, industrial, or other land uses are compatible with the housing project and the existing or planned development in the area where the proposed housing project will be located.

    (e)

    Deferral of City Capital Facilities Fees until the issuance of a Certificate of Occupancy for the qualifying project.

    (f)

    Expedited processing, technical assistance, and/or use of redevelopment funds or powers.

    (g)

    Setback: a reduction of up to ten (10) percent in front yard setback.

    (h)

    Height limitation: an increase of up to ten (10) percent in maximum height limitation.

    The applicant shall show that any waiver, modification, or concession requested is necessary to make the housing units economically feasible as set forth in Section 10-8.201.
